After years of planning and permitting, site-development has commenced on the 5.3-acre parcel formerly owned by the Collier County CRA and sold for redevelopment to Metropolitan Naples, LLC late last year. Metropolitan Naples LLC is owned by longtime Naples residents and veteran developers Jerry Starkey and Fred Pezeshkan. Their design and plan for this important CRA parcel was embraced by the CRA and the Board of County Commissioners to act as a catalyst to stimulate redevelopment and property values east of the intersection of 5th Avenue South and Davis Boulevard. One of the overall goals of the CRA’s initial request for proposals was that the development plan create a transformative and iconic urban community to stimulate redevelopment of the larger area sometimes referred to as the gateway to Naples, because its location is on the threshold of 5th Avenue South, downtown Naples and so close to the beaches of the Gulf of Mexico. While many people are moving to new developments in Naples located east of I-75, it’s good to see this A+ infill treasure coming to market in such close proximity to all that Naples has to offer.
The 5.3-acre parcel is being transformed into a vibrant mixed-use community known as Metropolitan Naples. Metropolitan Naples will be comprised of three luxury 15-story buildings with entries into the community from both U.S. 41 (just past 5th Avenue South) and Davis Boulevard. The ground floor of each building will host restaurants and boutique retail shops. Parking is concealed from view within the first few floors of the buildings and convenient valet parking will be provided. Located atop the vibrant ground floor restaurants and boutique retail will be Class A offices and luxury residences. The community will be active and vibrant and a great place to live, work and play. In many ways Metropolitan Naples is the continued decades-long progression of the lifestyle and vitality that stretches from the Gulf beaches eastward along 5th Avenue South.
People driving, bicycling, or walking by Metropolitan Naples today will see an active development site with large pieces of development equipment working feverishly to ready the site for the construction of the three 15 story buildings. The first building to come to market will be a boutique condominium with 56 luxury residents. While the final touches of this condominium design and offering are nearing completion, it is clear the residences will be two, three and four bedrooms, many with additional dens, and all with outdoor terraces boasting terrific views from the 5th through 15th floors and two garage protected parking spaces. Prices are expected to range from about $1.5 million to $4 million. The condominium will have a long list of recreational and leisure amenities for its residents to enjoy, but the most unique will be an outdoor infinity swimming pool on the 15th floor with a near 360-degree view of Naples and Collier county including of course Naples Bay and the Gulf of Mexico. The 15th floor will also include an indoor fitness center with views over Naples and the Gulf of Mexico. Additional amenities on the 5th floor for the exclusive use of the residents and their guests will include indoor & outdoor living and entertaining areas, fire pits, a business center and an overnight Five-Star guest suite for reservation by resident owners. This boutique condominium with only 56 residences will be quite luxurious with chef inspired kitchens including large islands and high-end appliances, open floor plans with great rooms designed to maximize the views and facilitate comfortable living and entertaining, large owners’ suites with walk-in closets and luxe bathrooms with double vanities, separate showers, and large soaking tubs. More details about this new condominium will become available before the end of the year.
